EEain

Terms of use

Draft: have a Thai lawyer review before launch.

1. What Eain is

Eain is a listing platform that connects people looking for furnished accommodation in Bangkok for stays of 1–6 months with property owners. Eain is not a party to any rental agreement, does not collect rent or deposits, and is not a real estate agent.

2. Landlords

You must be the owner of the property or authorised to rent it out. All listing information, especially rent, deposit, electricity, water, internet and other fees, must be accurate and complete. You must confirm availability at least every 14 days and mark the listing rented once it is no longer available. Listings are for stays of at least one month; nightly or short-term (under 30 days) rentals are not allowed. Eain may reject, edit or remove any listing at its discretion.

3. Renters

Send inquiries only for places you are genuinely interested in. Always view a property (in person or by video) and sign a written lease before paying any money. Never pay a deposit to someone you haven't verified.

4. Verification

A “Verified” badge means Eain has reviewed the listing and its photos. It is not a guarantee of the property's condition or the landlord's conduct.

5. Prohibited use

No fake, misleading or duplicate listings; no bait pricing; no spam, harassment or discrimination; no scraping.

6. Liability

Eain is provided “as is”. To the extent permitted by Thai law, Eain is not liable for any loss arising from dealings between renters and landlords.

7. Governing law

These terms are governed by the laws of the Kingdom of Thailand.
